1. Scope of Services

We offer a full suite of real estate and financial services, including:

  • Wholesale Real Estate Transactions
    Connecting property sellers with real estate investors. We act as intermediaries to assign contracts or facilitate transactions.

  • Buyer & Seller Representation
    Licensed real estate services including home search, negotiations, and transaction support for buyers and sellers.

  • Lease Agreements & Rental Assistance
    Assistance with locating rental properties, preparing lease agreements, and coordinating with landlords or property managers.

  • Mortgage Loan Origination
    Services as a licensed Mortgage Loan Officer including pre-qualification, application processing, and mortgage consulting.

2. Client Responsibilities

Clients agree to:

  • Provide accurate, up-to-date information related to finances, income, employment, and property ownership.

  • Disclose any liens, legal restrictions, or prior obligations related to the property.

  • Remain responsive throughout the transaction process and maintain open communication.

3. Compensation & Fees

  • Wholesale Transactions: Fees or assignment fees will be disclosed in writing and agreed upon prior to contract execution.

  • Real Estate Representation: Buyer/seller commissions will follow state standard practices and are typically paid through the closing transaction.

  • Leasing Services: A flat fee or percentage-based fee may be charged depending on the rental market or agreement terms.

  • Loan Origination: Mortgage services may be compensated by lenders or subject to a disclosed origination fee.

All fees will be communicated upfront and outlined in service agreements or contracts.

4. Legal Compliance

We are licensed to operate in accordance with the laws and regulations of the state(s) in which we do business. All services will comply with local real estate and lending laws, including but not limited to:

  • Real Estate Commission Rules

  • Dodd-Frank Act

  • RESPA (Real Estate Settlement Procedures Act)

  • Fair Housing Laws

5. Confidentiality

All personal and financial information provided by clients will be kept confidential and will not be shared without consent, except as required by law or as necessary for executing services (e.g., lenders, title companies, etc.).

6. No Guarantee of Outcome

While we strive for the best results, we cannot guarantee:

  • Approval of mortgage applications

  • Acceptance of offers

  • Successful closing of wholesale or retail transactions

Real estate and mortgage outcomes are subject to third-party decisions and market conditions.

7. Termination of Services

Either party may terminate service agreements in writing at any time, subject to cancellation clauses outlined in the respective contract. Any outstanding balances or fees for services rendered will be due upon termination.

8. Dispute Resolution

In the event of a dispute, both parties agree to seek resolution through mediation prior to initiating legal action.
